Ground Floor  The entrance hall leads to a well equipped kitchen, a lovely lounge with a panelled ceiling and exposed beams.  The dining room is joined to the lounge, giving a good living space.  There are four good bedrooms and a shower room on this floor.

1st Floor  There is a good sized loft, with existing windows, that could be converted into more living space quite easily.

Outside  There is a wonderful courtyard and driveway to one side of the house and a grarden to the other.  With a barn, a workshop and a garage along with another piece of garden, seperate from the main one and another space alongside the lane to the house.

The house is heated by central heating with both an oil and a wood fuelled boiler.

Village  The village has daily deliveries of bread and croissants along with other deliveries of meat and fish..  It is only a few kilometers from the nearest doctors and pharmacie.

Access to the autoroutes is very good, being a 20 minute drive from the A5/ A26 just south of Troyes, Junction 21.  Châtillon sur Seine is around 10 minutes to the South, Montbard and its TGV station a further 20 minutes west.
