Ground Floor  The large lounge diner has lovely exposed beams and burgundy stone fireplace.  A well sized kitchen is fully fitted and there is a bathroom, washing room boiler room and a sperate 'summer kitchen'.

1st Floor  A hallway serves two bedrooms with one opening out onto a large terrassed area over looking the garden.  There is also a small toilet on this floor.

2nd Floor  The loft area has one large room with wonderful full height ceiling to the roof.  There is already a window opening here, making conversion into a bedroom very easy.

Outside  There is a vaulted cellar, a lovely garden with a garage and workshop.

Village  The village is well kept, has the River Aube running through it from open countryside all around.  It has daily deliveries of bread and is only a few kilometers from the nearest doctors, pharmacie, bakery and butchers.

The access to the autoroutes is very easy, being a 20 minute drive from the A5/ A26 just south of Troyes and 30 minutes from the A31 to Metz. Châtillon sur Seine is around 20 minutes to the west, Montbard and its TGV station a further 20 minutes.
